3Q26 revenue was IDR 688bn (-0.6% QoQ, +13.0% YoY), with cost of land sold more than doubling YoY to IDR 54bn (3Q25: IDR 22bn), implying stronger land and building sales. Gross profit rose to IDR 367bn (+1.5% QoQ, +9.4% YoY). 9M26 revenue rose to IDR 2,054bn (+11.2% YoY).
3Q26 Bottom-line
3Q26 net profit rose to IDR 320bn (+6.3% QoQ, +9.3% YoY). EBIT rose to IDR 332bn (+10.5% QoQ, +10.2% YoY) as opex normalised QoQ, while land costs capped YoY growth. 9M26 net profit rose to IDR 914bn (+18.3% YoY) on pre-tax profit growth (+13.9% YoY) and lower tax rate of 17.9% (9M25: 20.9%).
3Q26 Cost & Cash Flow
Opex fell to IDR 35bn (-42.6% QoQ) after a seasonally high 2Q26. 9M26 operating cash flow reached IDR 1,214bn (+23.2% YoY, 133% of net profit), while capex more than doubled to IDR 302bn (9M25: IDR 140bn). Cash fell IDR 541bn QoQ to IDR 2,922bn after IDR 901bn dividend payment, with no bank debt.
Important Ratios
3Q26 GPM rose QoQ to 53.4% (2Q26: 52.3%; 3Q25: 55.2%) and OPM to 48.2% (2Q26: 43.4%; 3Q25: 49.4%). 9M26 EBITDA rose to IDR 1,196bn (+9.1% YoY), with margin at 58.2% (9M25: 59.4%). Annualised ROAE reached 15.7% (9M25: 14.0%) on net margin of 44.5% (9M25: 41.9%).
